Unfortunately the owner purchased the land in 1987 and built his house in 2000. So not only is there to go off of but appraisal and the owners heart is super invested. It's marked amazingly well for size and land, so we might just have to eat the changes that need to be made.
Bummer. Are there any comparable homes in the area that have sold recently to compare it to? Has the listing been up for awhile, if is has, then they may be more willing to negotiate.

1. mom2boxers happy birthday LO! You made it a year mamma! 2. lindsay, chocolate fudge pop tarts have been my weakness and it needs to stop! 3. We are definitely at the 3mo growth spurt. She slept 4 hours then was up every 2 to eat. She took a 3 hour midday nap yesterday (that never happens) and wants to eat, eat, and eat! 3. Good news is, she took a full bottle this morning! Yay! 4. I'm sure you already know, but the owner needs to sell to market value, not what he's put into it. If they built it themselves, and there are issues- that should be enough for the owner to know he needs to come down. Im glad the inspection was good, though.

becole We did Ferber a little after 6 months and that stuck for about a month. Then downhill from there. We've got some visitors in April then I think we might give it a go on retraining. Ugh.

(more to come on this because I'm going to need everyone to talk me off the edge...MIL wants me to leave DD at home with her on Wed, Thurs and Fri. And I'm freaking out about it)
lindsay Her sleep will change pretty often. The first 3 months of DD's life, she was doing 6-8 hour stretches at night and it was heavenly. Then 4 month wakeful happened and it was all downhill from there. lol. Sleep training helped briefly but we're back to multiple wake ups at night. Just prepare yourself for anything. lol (not trying to scare you!). I'm SO happy you've landed on a sitter. Glad I could help!!! That will be so nice if you're able to go nurse and snuggle on lunch breaks. I'm jealous!

No. Just no. Tell her you pay for DC, regardless of whether she goes or not, and you're not flushing that money down the drain. I would never, ever, ever, leave DS in the care of MIL. She's a good person, good intentions, I've never had an issue with her, but she's a scatter brain. I don't trust her to care for my kid all day.

I love me some Married and first sight and teen mom. I binge watched MaFS over the weekend, it was fab.
Per my house, it is market value per my realtor, and a couple of sites I have been able to look at. There are no real comparison in the area at all, which makes it hard to value. I do know to insure the house we are having to get over double the purchase price just to replace. They have already dropped 9k off their asking price, and with them covering closing costs we are right at market value. So I can see them putting up a bit of a fight on doing anymore. The things that need to be fixed are like painting sealent in the garage and replacing the boarder around the window.
Maybe I'm talking myself into the deal and need to take my heart out of it. The house and land I just love, but I also don't want to pay more than what I should. Ugh....
Sometimes a house doesn't need to be a "deal" if you love it and is perfect for you. I would pay what I was willing to pay for that.
But for the starter home we bought, and knew needed work, I wasn't going to buy it unless it was really priced well for what it needed.
As long as there aren't major issues and you aren't getting into a money pit, paying market value or above for a home to plan to stay in for 30 years is not necessarily a bad thing, imo.

chunkymonkeylvr Do you know why the current owners are wanting to sell? Sorry for all the questions. I agree that if this will be a forever home then it's ok to pony up, but at the same time, why pay more than you have to.
mrscatfarmer13 I don't mind the questions, just don't want to bore others.
They are selling because they are getting older and it's too much house and land for them
Meh, I hate when that's the answer. It usually means they are way too attached to the home, and it will be hard for them to let go. If you really love it though, I would try to get the sellers to fix the issues rather than lower your offer.

ladytiffany24 - If she's making a special trip to visit, I would maybe compromise on one day that she could be out of daycare, but explain that your LO needs the structure and maybe let her do it on Friday so LO has the weekend to recover. That one's tough.

mrscatfarmer13 what makes it more difficult is that the have listed this 4 other times since 2010. Highest part a good 40k higher than where we are at now.
I would ask them to fix, but he would do it himself, and we'll he did it wrong the first time. Instilation upside down, wiring off on three plugs <minor fixes>, and the such. So I don't know how much it's worth the fight.
Luckily my husband is much more level headed. Only problem is, to get anything close to this we have to go back to looking in dry ridge
Now that everyone has moved to to completely different topics, I finally have time to write ten things.
1) We seem to have gone directly from cold season to allergy season and it sucks. 2) I'm looking into getting a personal trainer to get in shape for the summer. I wish I had done it in time to be in better shape for spring break. 3) LO woke up at 2 am and I brought him in my bed. I really didn't mind that much. Now that he's sleeping better, I kind of miss MOTN snuggles. 4) At work I am trying to come up with ideas to reinvigorate our Math Club for next year. It's a struggle. 5) Did you all vote in the tagline poll? I can't believe the way it turned out. 6) 7 more work days until spring break 7) Nothing makes me angrier than when my computer isn't working properly. (This is happening today, and I'm about to toss this thing out the dang window) 8) I lied. Trains. I hate trains with a fiery passion. I got stopped by one this morning on the way to work. 9) Especially when you sit and wait for like 10 minutes for a train to pass, and then it slows down and STOPS in the intersection and you have to turn around and drive 10 minutes out of your way to get home. 10) Let me end on a happy note: Wine.
JoBub I voted for the "a community for every story" (I think that's right). I thought having "real" in the tagline felt faced or forced.
I agree. I think having "real" in it is a subtle reference to TB and how the "realness" wasn't appreciated there. And while TB is what brought us together, I think we should cut those ties. I think a lot of people are still holding on to some animosity over what happened there.

3. I just got a reminder call about my dentist appointment tomorrow. I'd almost forgot about it. I am terrified. Hate the dentist and I haven't gone in over a year so that makes me even more afraid of what the experience will be like. On a side note, please don't judge me. The length of time between this and my last dentist appt is pretty much due to moving out of state, starting a new job, getting pregnant, having a baby, building and moving into a new house. I had a lot on my plate. And to this very second, I'm still contemplating possible excuses of why I can't go to my appt tomorrow.

That sounds like a load of manure. Unless their equipment is from 1985, it just doesn't seem right especially for people with really bad problems with their gums and nerves.

I got to an awesome doc on Dixie near the ft. Mitchell Kroger. He uses the water pick but it's never been cold. Who uses ice cold water on teeth? P
