I think the first time I didn't wear maternity until 20+ weeks but used a belly band and hair tie trick. Second time I was so sick it was probably HG and I lost so much weight that I didn't move back up until around 20 as well. This time I'm in scrubs or pjs 90% of the time so I don't need maternity pants, but my MIL bought me really nice new ones and my old pants/jeans are getting raggedy so I wear the new stuff all the time. My constipation bloat appreciates it. I also feel like my ute is pretty high for 10 weeks but I have to keep reminding myself that repeat pregnancies stretch faster and with two I'll probably be bigger by a lot. They say you will measure 5-10 weeks ahead with your fundal height. Which explains why I feel like I look more like 16 weeks pregnant.
My pants still button, but can be uncomfortable by the end of the day. I am pulling out the maternity jeans this weekend. I probably dont need them yet, but why not be comfy? I think with DS I got my first pair at around 14 weeks.
I'm 8 weeks 3 days and I can button my pants but they are uncomfortable. Most days I wear them unbuttoned with a belt and belly band (they just fall down without the belt). I did try on a pair of maternity jeans the other day though and they felt amazing. I will probably hit up some after Christmas sales.
Question: are maternity leggings/tights necessary or can I just wear regular leggings and tights under my bump when I have one? Also: did anyone's thighs/butt get a lot bigger as well? I'm worried to buy mat pants that fit too early and then have my ass expand and I can't fit in them anymore. Should I just get a medium instead of a small even if they're a bit loose right now?

I think it depends how long you plan to wear the leggings. If you just do sweater dresses + leggings through February or so, regular ones might work fine. If you plan to still be wearing them in May, I'd get maternity. But... not all brands of regular leggings are created equal. Some have tight waistbands that could be uncomfortable on your waist, but roll down really easily if they're under your bump. Unfortunately you never know til you try.
Re: pants, my butt and thighs did not get bigger until the very end (last 3 weeks or so) when I started retaining a lot of water. I wore my regular pants size in maternity jeans the entire time until suddenly they did not go on at 37 weeks. I would get a size small- they tend to be a bit roomier than a regular small anyway.
I don't wear pants as a rule, and haven't for a few years. I mean, I wear sweats in the house but that's it. It alleviates the hassle of being uncomfortable. Dresses and skirts ftw.

I was okay in M size everything until about 34 weeks- I had to go up a size at that point because everything was too tight. I mainly just stopped wearing pants and wearing long dresses because pants were so uncomfortable at that point. I would just go with what fits you right now because you will be able to wear that longer- it would only be the last couple of months that you would go up a size, if at all.
