I live near sandandsea. There were I think 8 offers on the condo we actually got. Another we offered on had 12. It was nuts. We almost got priced out of the market just in the 3 or so months we were looking, too.

2dogs2kids be careful what you wish for! If you're a seller you become a buyer! It can get crass too--agents want to put bios and pics on the offer, so you're basically selling yourself. Ours was pleased we were a young white couple looking to start a family--sells well, ugh--but we refused to put bios or pics. Not playing that game.
I returned some bedding to PBK today (I had bought two sets). I replaced one sheet with the sheet for the set I was keeping and found another sheet for $13.99 so I was expecting to pay $14. The cashier said he was doing something for me pricewise, and I wound up paying about $4. Thank you to him!

2dogs2kids we're in the Boston metro area, which I think is 3rd or 4th in the nation in terms of home prices (Manhattan, SF Bay Area, and DC still beat us I think).
ArgyleEnigma I hate stereotypes vehemently but I may not be above selling myself as a buyer if it helps our offer get accepted. I'll wear a nice tight outfit to show that I'm pregnant. Maybe I'll wear a stethoscope around my neck too. "Pregnant white doctor and her husband want to move to your neighborhood!"
ETA sadly I'm just a clone of every other buyer around here. I think the sellers only see $$.

I think our cover letter with a blurb about us did help us to win the sale over the other offers. Although we didn't ever see the sellers, they got to read about us and what awesome upstanding folks we are and they picked us over I think 3 other offers.
Buying our first house was super fun but also really draining. Good luck with it frecklesnbrains.
I live in one of the areas you mentioned and its a brutal market. We house hunted for a solid year & put in so many offers and toured more houses than I could ever keep track of. Our first offer was 12 months before and for $100k less than when we finally got our house, (even though it was the same neighborhood.) The markets totally took off during that year and we were nearly priced out entirely so we're so thankful to have found our place. Where we ended up was totally the right place for us so it does all work out in the end.
Best of luck frecklesnbrains, we just bought a house last week, so I understand some of the feelings. Our real estate market isn't nearly so competitive as yours, so I'm sure your situtation is way more stressful.
We got incredibly lucky. It should be way more than we can afford, but the owners are moving to Texas and were wanting to sell to a young family.

ArgyleEnigma It is definitely a double edged sword. I just can't stand the thought of selling for less than its worth or having trouble selling when we want to buy something. When we bought our house it was a buyers market and we forced the sellers to sell for way less than it was worth and a lot less than what they listed it at.
frecklesnbrains oh no kidding. we are not too far from that area. I actually grew up right outside of Boston. Boston area and even the suburbs are far from cheap! Best of luck!!
