That sounds like a great deal!! Material included right ?
Yeah that's everything, from what I understood.
I don't know I look at everything as it equates to my hourly rate at work lol -- yes I know you guys are shocked but when I think of time it would take to get all the rooms done, what to do with kiddo and pets, not to mention DH and I would probably drive each other nuts, the $700 savings quickly goes away in my opinion. Plus won't you make that money back when you sell, the longer it takes to get on the market, etc ....
I would much rather a buyer include a carpet allowance where I can pick my own quality and color than for it to be done. But I know a lot of people want move in ready. I would pay $1000 for the paint. Typically it's not much more to add even more rooms either. I'll probably get a quote for whole house painting when we sell since I've got every room a different color.
I agree, I'd rather have a carpet allowance, but our current carpet is pretty terrible, thanks to my cats. There are spots where it's tore up to the pad (if we leave a door shut my asshole cats freak out and think they need in that room. So leading into our master bath is tore up as well as our closet. And a couple spots in the other rooms). And I just know that won't look good in pics and for showings, so I figured we better just replace.
Question -- how will you keep the cats from doing the same again? I don't have cats so not sure how that works.

If they offered a carpet allowance they're not going to get away with $600.
I was thinking that -- never seen carpet so cheap and I worry about the pictures. As a side we want to re-carpet our top level, our basement carpet is AMAZING.
We paid about $600 for our basement carpet. It was mid grade carpet and high grade pad and I think the space is like 240sq feet. Installation was "free"- Home Depot. Remnants are going to be even cheaper.

Duh the square footage --- pregnancy brain moment. That makes so much more sense our basement is like 1100 sq feet finished which is why our carpet was so expensive.

The cats will be out at this point. They will be at MILs. I plan to put kitty caps on them (like fake nails for cats lol makes them dull so they can't tear the carpet up). I will just have to be good about keeping up with the kitty caps and making sure we leave doors open (pains in the ass lol).
I don't even know. I've never heard of someone buying a home warranty outside of a sale/purchase of a house.
We may just get HMS that's who we've had in the past. Keep in mind we are the most unhandy people you will ever meet lol
Even if you hire someone every time something goes wrong, I still think you're better off handling each issue on a case-by-case basis. You'll have more control over how things get fixed. Our home warranty at our old house covered repairs on a 30 year old water heater multiple times, but wouldn't pay to replace it. That's not helpful to me. I'd rather save the money we spent on the warranty and take care of problems the right way.
In my mind, a home warranty is just to make a buyer feel a little safer when the condition of major appliances is somewhat unknown, and they may be stretching their budget to get into a house and unable to handle any unexpected expenses that first year. Once you're in the house and settled and financially secure and possibly better able to anticipate problems, I don't think there's any point.

I need to think more like this. Instead of "I really want to save $700." I actually really like painting my house, but I agree, since you have to do 3 rooms, figure out who is going to watch DD, etc. you're better off hiring because it's not like a one day project.
My sister just announced via group text that instead of coming here to look for a job like she wants to, she is moving to Phoenix to live in her BF's parents' guest house because they have offered to help her BF finish school. She's going to look for a job there, but she says she still wants to move to Cincy after BF finishes his degree.
Um no. Ditch the boyfriend, go where you want to go. I feel bad because she's getting zero support from us in this group text and I have a feeling she's going to figure out nobody really likes her boyfriend.

Well, maybe a harsh dose of reality is exactly what she needs to hear.

My brother is really going in. Talking about the job market in Phoenix (he's a geologist too), offering to let her move in with him in Chicago. It's not like him, but I think the BF really gets on his nerves. She just said "Thanks family. I appreciate you. But I'm going with [BF]. We can fight more about it when I come home for grandpa's birthday next month." I think of any of us, he's the one that might be able to change her mind so I'm going to leave it up to him. Plus, I'm not going to grandpa's birthday party so I'll miss that.
JoBub - How long has she been with bf? Is it heading towards a marriage? She has to have a reason for being adamant about going with him.
Maybe 2 years? And maybe? He's not a bad guy, but he's sofa king annoying. When they met they were both in school but then he dropped out. So now we're all like ok what's the plan? She's 26.
