wineandcake - that sounds perfect! We're two hours from family and while I wish it were a little closer (especially during times when the boys are sick), it's a good distance.

She's part of an agency. DH called them yesterday, and they didn't know she was going out of town so, obviously, they have no idea when she'll be back. He's calling again in a little bit to see if they can contact the buyers and let them know what's going on. I'm sure they're thinking we're asshats for not responding yesterday morning like we said we would. That doesn't let us know if any of the other people this weekend made an offer, though :/ We just had another showing, too.

I'm so sorry you're going through all this. Your realtor is SO unprofessional, it's baffling To me! Have you signed a right to represent form with her? If so, you should be able to get out of it, but knowing there's a direct sale on the line she may not be too agreeable to terminating :/
Where are you at in the process now? I forget? The Buyers just submitted an offer and you want to tell them you accept? If so it may be early enough to terminate her. There's still a bit of process left that I wouldn't trust her to handle responsibility after this.

Our realtor sent us a few sentences of feedback from the one showing we had that didn't result in an offer...I think you'd have to rely on the current realtor to provide that. If you aren't happy though, I think it's worth it! I wonder if you switch if it will show up as pulling the listing and then relisting on the MLS?
I'd imagine they'd create a new MLS listing if it were a new agency, but not entirely sure. Every state is so different with their rules!
rachydc, yes. That's where we are. We were supposed to formally accept it yesterday morning. It's so frustrating. She's been so easy to work with until now, when it's probably THE most important time.
jnetx, we go to the rodeo every year! Heads up- it's going to be super, super crowded tomorrow because it's Value Wednesday. So, you need to adjust your expectations a LOT and make a plan for if you get separated. Spring Break is pretty crazy enough. All of this is geared towards the Livestock Show: Get there early (before it opens early) to park and get in. The AgVenture stuff starts before all the outside activities. The petting zoo outside is always less crazy than the one inside. If you want to do the Tractor Pull, you need to be there about 30 minutes beforehand, at least (maybe more on a Wednesday) and Muttin Bustin is at least an hour of waiting. Take a lot of cash, too!

Stroller is a good idea, if you think he'll need it. Wagon is not; you won't be able to move around with it well enough.
lol! Your image of a rodeo is not at all what the Houston rodeo is like! It's a huge affair. Demi Lovato is going to be there tonight, if that helps. It's a huge fundraiser, so it's all about $$$ and not so much about cowboys. It's also the only time of year that Houstonians get anywhere close to what people think of Texans

This snow seems to have been a bit of a bust. We haven't got any more accumulation today. I hope things don't freeze over tonight though since I have work tomorrow.
WE HAVE CONTACT! Thank goodness. She's super, super apologetic. She took her hot spot with her (she was camping), but not even that would connect. Unfortunately, the updated offer had never been submitted, so she's looking into that. So, our house may not be sold after all
Oh for the love!!! The man cold has arrived at our house and I seemed to have lost my patience. I was sick for over 7 weeks, I'm still not better, but I'm a lot better.
