DH is working for part of the day. DS is supposed to have his first soccer practice today, but it's been SO rainy, I can't imagine how they are going to do it with muddy fields. (It's just the YMCA so not competitive). This afternoon we're having family bday celebration for my niece and SIL. DH is supposed to meet us there.

I'm working this morning (2 hours) and the other person who is supposed to be here to help didn't show:( So it'll be a busier than planned morning before I head home to get ready for date night with H Fogo De Chao for dinner!
Finally have a nice sunny day, so we're going to take a long walk after L is done nursing. I'm hoping to paint the vanity in our master bathroom during naps this afternoon. I'm a little sad that April starts today. H got mandated to work 10 overtime shifts this month, which means he's working 23 of the 30 days in April. Planning to take it day by day.
Happy Saturday! We had gymnastics and now have a plan-free day since our baby snuggle plans this afternoon had to get cancelled But the weather is gorgeous, so I'm thinking a trip to the park will happen after nap time.
H and I are taking off for the city this afternoon to run some errands then go to one of my BFF's annual wine tasting party. Normally we all bring a bottle of wine and blind taste test to individually rate the best one and determine that year's winner. But her husband wanted to do it differently this year so he went out with a sommelier yesterday to purchase everything. It should be a great time!
Tomorrow, well as you all know I live in a very small town/farming community and it just somehow happens that there are 4 kids turning 4 over the next two weeks and one turning 5 so they are having a huge joint Paw Patrol birthday bash at the hall, in an effort to consolidate parties since everyone is friends lol! It's going to be a blast too.

Still morning here, but good afternoon to the rest of you!
Got up and ran six miles this morning, then headed to a supermarket that actually stocks Passover foods (there's nothing where I live) and got a ridiculous amount of stuff.
Baseball game now. Then after lunch meeting the girls at a winery. Then coming home to pick up the boys for a barbecue at a friend's house.
It was a good day over here! We did a bunch of running around and then went for LO's Easter pics. I can't wait to see how they turned out, he did not want to give up his bag of snacks so they may turn out looking like a Gerber ad but it was such a huge change from last year that it was neat to see.

Busy but fun day here. It was 60 and sunny so J and I ran around outside for a little over an hour after his nap. Then we went to my friends house for her surprise 30th party. We were late of course, so we didn't get to yell surprise, but oh well. Her sister has a son who is about 3 weeks older than j, so they had some fun climbing on couches and beds and the like. J also stuck his hand in a cupcake because frosting was on it, so he was on a sugar high for awhile.
We got home and realized I left the garage door open. Thankfully, nothing seems to be missing, but H is pissed at me right now. I need to load up my car tonight since I have an event tomorrow that will take up a good chunk of the day, then my BILs birthday party is tomorrow afternoon at some point, so I may or may not make it to that.
Yesterday was low key and great. O took an almost 4 hour nap during which I also napped and enjoyed a quiet cup of coffee. It was lovely caffeine for a great work out, followed by a steak dinner and Zelda with H. Church and laundry today. We're dog sitting our bff's bulldog this weekend and he goes home today. Carl is way more of a jerkface when Howard is here.

Date night was a success! We also stopped at IKEA since it was close to where we ate dinner. We picked up an easel for her birthday, a sunshade for our beach vacation this summer, and some bigger bookshelves for her "big girl room".
Murphy's law of parenting: your child who will usually eat all of the yogurt (from a refillable pouch) and not make a mess will be sure to dump yogurt on self prior to church. Then finger paint with it. Rookie move, rookie move. Luckily we have time to change. At least Carl is happy about getting yogurt and Teddy grahams.

I can't believe it's the end of another weekend! It's been crazy busy. It was girls night out last night for a friends bday and we went to top golf. Then had drinks at Ruth's Chris. It was a fun evening out.
Oh yeah and we bought a house on Saturday. I think I'm still in denial because we have also decided to keep our house and rent it out. OMG someone who knows what they are doing please impart your wisdom!
baytosa2013, congrats on buying the new house! When H and I bought our last house, we rented out my old condo, and it was a pretty easy process. We used our real estate agent to help us find the renters, do a background check on them, and basically have a legal lease in place. Would highly recommend doing that, it was a huge help in the "I have no clue what I'm doing!" department, especially since it was our first time doing it.
When we moved out, we deep deep cleaned the house, and took pictures of EVERYTHING. Door frames, inside of oven, light fixtures, outlets, light switches, outside the house, mailbox, etc. so we could prove the move in condition of the house. The best advice our realtor gave us was don't be afraid to have the house vacant. Paying two mortgages for a month or two while you are looking for a good tenant is better than having a bad tenant. We advertise on Craigslist and our personal FB pages to get referrals from friends. Our realtor did the background checks for us the first time so we could get an idea of what "bad debt" looked like. If it's student loans or car loans, it's fine. If it comes back that they have been evicted or owe for past due rent, that's an automatic no for us. Foreclosure is not automatically a no for us, especially if they can put down the security deposit and first month's rent. We also allow pets with a pet deposit, but that's only because there's no carpet in the house. We also take an application fee that pays for the background check.
When everything comes back, we meet in person to go over the lease. We print out two copies and have them sign both. We give them one copy to keep. Make sure you go over what is their responsibility and what is yours. Ex, we have it in the lease that yard maintenance is their responsibility because there's no way my H can keep up with two yards to mow, rake, maintain. We let them know when the utilities will be out of our name and let them know that that is their responsibility to turn them back on.
We have it in our lease that we will give them 24 hours notice (unless it's an emergency) of a visit to the property if there's something we need to do. Usually it's for the furnace filter or something that H needs to fix/replace.
When it's about 30 days out from the lease expiring, we email to see if they want to renew, if not, we put an ad up again to find a new tenant. If they are moving out, we take pictures again after they leave and determine what is normal wear and tear and what goes against their security deposit. We also deep clean the house again and take new pictures prior to the new tenants moving in.
We make it clear to the tenants that they can call/text at any time, and luckily we've not had anyone abuse it. We have a couple that just signed their 3rd lease with us, so we're pretty pleased so far.

Thanks so much for all the info! We are starting to do research and everything you listed is the run down we are seeing. Our realtor also owns 2 rentals in our neighborhood so we are going to sit down with her and have her give us all her best tips and tricks. Congrats on a great long term tenant. I hope we get that lucky!
